Drive through the guard gate at Northpark on a Friday in August and you'll pass homes with the sprinklers still ticking from the evening cycle. Walk the unguarded streets of Northpark Square half a mile west and you'll see the same thing: garage doors up, coolers being loaded into trunks, low-back chairs strapped to bike racks. Both households are headed to the same patch of grass at Hicks Canyon Community Park, because on August 14, that grass is showing Zootopia 2, and it's the last night it will show anything until next June.
Two communities, two homeowners associations, two sets of bylaws that have nothing to do with each other. One Friday night ritual. That gap between paperwork and practice is the real shape of this neighborhood, and it shows up everywhere once you start looking for it.
One Shopping Center, Two HOAs
Northpark is the guard-gated development built by the Irvine Company, more than 1,600 homes spread across ten tracts with its own clubhouse, its own outdoor amphitheater, and five swimming pools tucked behind its perimeter walls. Northpark Square sits just to the west, governed by a separate HOA with its own architectural rules and its own gate policy, which is to say no gate at all. Neither community was built with retail inside its borders. Both were built assuming residents would drive, or better yet walk, to the same handful of places just outside the property line.
That design choice is why the two names get used almost interchangeably by anyone who doesn't live here, and why the people who do live here have stopped correcting them. The mail carrier doesn't care which HOA collects your dues. Neither does the parking lot at Northpark Plaza.
The Last Friday Night of the Season
The City of Irvine's Summer in the City series has run four movie nights at Hicks Canyon Community Park this year: Lilo & Stitch on June 26, A Minecraft Movie on July 17, How to Train Your Dragon on July 24. August 14 closes it out with Zootopia 2, and the format hasn't changed all summer.

Food trucks set up at 6:30 p.m. The screening starts after sunset, weather permitting, on a first-come, first-served lawn with no tickets and no registration. The detail most people miss until they're circling the lot for the third time: the City of Irvine opens overflow parking at Hicks Canyon Elementary School and along the south side of Viewpark Avenue once the main lot fills, which it will, because this is the last one and everyone knows it.
How You Actually Get There
The smarter move is to skip the parking question altogether. Hicks Canyon Community Park sits at the western end of the Hicks Canyon Trail, a paved path that runs along the old Hicks Canyon Wash for roughly four miles round trip with an easy, gradual grade. Most of the route sits under a canopy of eucalyptus trees, which means the walk stays shaded well past the point where the open sidewalks on Culver Drive turn brutal.
A few things worth knowing before you set out from either community:
- The trail is fully paved, not dirt, which makes it usable the day after rain when the adjacent creek trails are still closed
- Dogs are welcome on leash, and the route is wide enough for strollers and bikes without the awkward single-file shuffle
- Grade-separated underpasses carry the trail beneath Culver Drive, so the walk to movie night doesn't require crossing traffic
- The path connects east to Peters Canyon Wash Trail and continues to Portola Parkway, so the four-mile loop is really the short version if you want to keep going
Residents on either side of the Northpark and Northpark Square line can reach the park entirely on foot or by bike, which is more than can be said for most of the errands on this list.
Saturday Morning Belongs to Northpark Plaza
If Friday night is the shared event, Saturday morning is the shared routine. Northpark Plaza sits at the northwest corner of Culver Drive and Irvine Boulevard, a 125,000-square-foot center that neither Northpark nor Northpark Square can claim as exclusively theirs, because everyone ends up there anyway.
The lineup, as it stands this year:
- Groceries and pharmacy: H Mart and Albertsons cover the full range, from Korean produce to the weekly Costco-adjacent run, with CVS Pharmacy next door
- Quick meals: Chipotle, BB.Q Chicken, Round Table Pizza, and Subway handle dinner on the nights nobody wants to cook, with Bruegger's Bagels and a Starbucks covering the morning shift
- Errands that pile up: Chase Bank, H&R Block, and Hallmark sit within a few doors of each other, along with a Chevron station that also houses a Jack in the Box for the drive-through crowd
- Pet care: Northwood Animal Hospital serves both communities' dogs, the same ones you'll pass on the Hicks Canyon Trail
None of this is dressed up as a destination. It's a working plaza built for people who live two minutes away, and the fact that it draws from two separate HOAs without either one having built it is the point.
The Park Behind the Second Gate
Step back inside the actual property lines and the two communities stop overlapping. Northpark's own internal amenities run deep: five pools including junior Olympic-sized options, six parks, tennis and basketball courts, a clubhouse, and an outdoor amphitheater used for private resident screenings and HOA gatherings that never show up on a city calendar. Those internal hiking trails wind through the community's 603 acres and connect to the broader Hicks Canyon and Peters Canyon system, but they're built for residents first.
Northpark Square runs its own version of the same idea at a smaller scale. Bella Vista Park sits in the middle of the community, planted with grass and gazebos and enough grilling stations for a real weekend picnic. Bunny Park, smaller and quieter, gives the same community a second option a few blocks over. Neither park makes it onto a tourism list. Both get used constantly by the people who live close enough to walk there in five minutes.
This is the actual split between the two communities. It isn't Culver Drive or a difference in home style. It's that each one built its own private backyard, and then both of them agreed, without ever meeting, to share the same front porch.
The Weekend, Mapped
Put the pieces in order and a real weekend takes shape:
- Friday, 6:30 p.m. Food trucks open at Hicks Canyon Community Park for the last Movies on the Lawn of the season
- Friday, after sunset Zootopia 2 plays on the big screen, chairs already claimed on the lawn
- Saturday morning Walk or bike the Hicks Canyon Trail under the eucalyptus corridor, either as a straight there-and-back or extended east to Peters Canyon
- Saturday, midday Errands at Northpark Plaza: H Mart for groceries, Chase for the deposit you've been putting off, BB.Q Chicken if lunch gets away from you
- Sunday afternoon A picnic at Bella Vista Park or a quieter stretch at Bunny Park, depending on which side of Culver you're coming from
None of it requires crossing a gate that isn't yours, and none of it cares which HOA newsletter landed in your mailbox this month.
The two communities keep separate ledgers, separate boards, and separate pool schedules. What they share is everything that actually fills a weekend, and that's usually the part nobody thinks to write down until the movie screen goes dark for the season and you realize how many of your neighbors, technically from the other HOA, were sitting on the grass next to you the whole time.
